Terms of Service
Z-Lab Engine · MANTIS · ANUBIS Last updated: 20 August 2026
In plain English, before the detail
You are buying a Windows program that runs on your own computer. It reads and edits files belonging to your FiveM server, so it can change things and it can get things wrong — keep backups, and it will make its own before it writes.
One purchase covers you, on as many servers as you own or run. Don't resell it or pass it on.
If it doesn't work for you, you have 14 days to ask for your money back and we will give it to you.
The sections below say all of that properly.
1. Who you are contracting with
These Terms are an agreement between you and Surika Elizabeth Ozoh, trading as Z-Lab Engine, a sole proprietor in South Africa ("we", "us", "Z-Lab Engine").
Z-Lab Engine is not a registered company, so there is no company registration number to quote. A full postal address is provided on request for legal notices.
They cover the software we publish under the names Z-Lab Engine, MANTIS and ANUBIS (each a "Product"), together with our websites and any support we provide.
By installing or using a Product, you agree to these Terms. If you do not agree, do not install it, and — if you have paid — ask for a refund under our Refund Policy.
2. Who may use the Products
You must be at least 18 years old to buy a Product. If you are between 13 and 18 you may use a free Product with the permission of a parent or guardian.
You must not use a Product if doing so would break the law where you live, or if we have previously ended your licence for breach of these Terms.
3. What the Products do
The Products are desktop tools for people who run FiveM servers. Depending on the Product, they:
- build a new server on your machine, downloading the FiveM server runtime and a
framework from their official sources;
- read your server's resources to find conflicting or duplicated files;
- generate fixes — merged map files, collision patches — and write them into a
resource on your server;
- connect to a server you control, over SSH or SFTP, using credentials you supply;
- optionally provision a server with a hosting provider, using an API key you
supply.
The Products modify files on your server. That is what they are for. Before writing, a Product makes a backup of what it is about to change, and changes can be undone from within the Product. You remain responsible for keeping your own backups as well.
4. Your licence
When you buy a Product, we grant you a personal, non-exclusive, non-transferable licence to install and use it:
- on any computer you personally use, and
- on any number of FiveM servers you own or administer.
The licence lasts indefinitely. It is not a subscription and it does not expire. Files the Product generates are yours to keep and to keep using, including if you later stop using the Product.
What the licence does not allow
You may not:
- sell, rent, sub-licence, share or give away your licence or your copy;
- use one licence on behalf of clients as a service, or run the Product for
someone else's server as a paid service, without our written agreement;
- copy, publish or redistribute the Product, in whole or in part;
- reverse engineer, decompile or disassemble the Product, except to the extent
that law expressly permits despite this restriction;
- remove or alter any notice of ownership in the Product.
A licence is granted to one person. If you are buying for a team, contact us at biankariven@gmail.com and we will sort out something appropriate rather than have you guess.
5. What we own, and what you own
We own the Products and everything in them — code, interface, text, artwork and name. Nothing in these Terms transfers that to you.
You own your own files. Your server, your resources, your maps, your database and anything a Product generates from them remain yours entirely. We claim no rights over them, and we do not receive copies of them (see the Privacy Policy).
6. Your responsibilities
You are responsible for:
- Having the right to the files you process. The Products work on whatever
you point them at. You must own or be licensed to use those files, and you must comply with the terms of whoever created them. The Products do not remove, bypass or defeat any protection or encryption applied to a third party's assets, and you must not attempt to use them for that.
- Your own credentials. SSH details, database passwords and hosting API keys
are entered by you and used to reach systems you control. Keep them safe.
- Your backups. Automatic backups are a safety net, not a backup strategy.
- Your server and your players. How you run your community, and what you do
with a fix a Product produces, is your decision.
7. Not affiliated with anyone else
Z-Lab Engine is independent. The Products are not affiliated with, endorsed by or connected to Cfx.re, FiveM, Rockstar Games, Take-Two Interactive or any other game or platform owner. Product names belonging to others are used only to describe compatibility.
You are responsible for complying with the terms of service of any platform you use the Products alongside, including Cfx.re's.
8. Payment
The Products are not currently offered for sale. When they are, payment will be taken by a third-party payment provider acting as the seller of record. We never see or hold your card details. That provider will be named in this section before any sale is taken. Prices will be shown at checkout, in the currency shown there, and may include taxes depending on where you are.
Refunds are covered by the Refund Policy, which forms part of these Terms.
9. Support
We provide support through our community server. We aim to be genuinely useful and to answer quickly, but we do not promise a specific response time, and support is provided as a courtesy rather than as a contractual service level.
Support is in English.
10. Updates
We may release updates that fix problems, add features or change how a Product works. Updates are provided at our discretion; they are usually free, and we will say so clearly if that ever changes for a major new version.
We may stop distributing or supporting a Product. If we do, your existing copy keeps working — it runs on your machine and does not need us to be online — and any fixes it has already produced remain yours.
11. Warranties, and their limits
We provide the Products with reasonable skill and care, and we test them against real servers before release.
Beyond that, and to the fullest extent the law allows, the Products are provided "as is". We do not warrant that a Product will be free of errors, that it will detect every conflict on your server, that a fix will suit every situation, or that it will be compatible with every resource, framework or version you might have installed.
Nothing here excludes any right you have under law that cannot be excluded — including, in South Africa, your rights under the Consumer Protection Act.
12. Limits on our liability
To the fullest extent the law allows:
- We are not liable for indirect or consequential loss — including lost
revenue, lost donations, lost players, loss of goodwill or lost data — arising from your use of a Product.
- Our total liability to you for any claim connected to a Product is limited
to the amount you paid us for that Product in the twelve months before the claim arose.
- We are not liable for damage to a server, resource or database where you
used a Product without a backup, or where you applied a change the Product told you it was going to make.
We do not exclude liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be excluded.
13. Ending the agreement
You may stop using a Product at any time. Uninstalling it ends your obligations except those that survive by their nature (sections 4–7 and 11–13).
We may end your licence if you materially breach these Terms — in particular if you redistribute a Product or attempt to defeat asset protection with it. Where the breach can be put right, we will tell you and give you a reasonable chance to do so first. If we end your licence for breach, you are not entitled to a refund.
14. Changes to these Terms
We may update these Terms. The version that applies to you is the one published when you bought or last used a Product. If a change materially reduces your rights, we will say so plainly rather than quietly changing the date at the top.
15. Law and disputes
These Terms are governed by the law of the Republic of South Africa, and the courts of South Africa have jurisdiction.
If you are a consumer resident elsewhere, this does not deprive you of the protection of mandatory consumer law where you live.
Before going to court, please talk to us — most disputes about software are misunderstandings, and we would rather fix the problem.
16. Odds and ends
- If any part of these Terms is found unenforceable, the rest continues to apply.
- Not enforcing something once does not mean we give up the right to enforce it.
- These Terms, with the Privacy and Refund policies, are the whole agreement
between us about the Products.
- We may transfer these Terms to another person or company if the business is
sold; your rights are unaffected.
